- Hire a designer. Find a designer who specializes in lobbies. Interior designers charge an hourly fee or take a percentage of the job cost.
- Keep everyone in the loop. To avoid shocking shareholders with a new velveteen sofa, designers recommend keeping residents in the loop. Create a design committee with both board and non-board members.
- Decide on an approach. Do you want a complete makeover or just a minor touch-up? Or do you want to restore the lobby to its original glory?
- Work with what you’ve got. Sometimes, less is more. Moving a sculpture to a new location can breathe new life into it. Or keep costs down by replacing existing lighting with affordable table lamps.
- Do everything at the same time. Doing the work in spurts is a financially attractive option on the surface, but it may ultimately cost the building more.
